Land Allocation
Our Board of Directors allocates land to investing manufacturers on a partial-cost basis.
Partial-cost allocation terms
From 01.08.2025 the price of an industrial parcel is ₺15,000.00 per m², increased each budget year by the revaluation rate. The partial-cost land price, at an 80% discount, is ₺3,000.00 per m². Payment is 25% in advance and the remainder in 18 equal monthly instalments.
Example: for 5,000 m² the price is 3,000 × 5,000 = ₺15,000,000.
After allocation, the investor must complete the designs within 1 year and start production within the following year. Three months after production starts, the mortgage is released and the title deed is transferred.
A management fee is charged on the allocated area to cover zone expenses; it is ₺1.30 per m² per month (no VAT).
Employment requirement
Under Article 8 of the Regulation on Full or Partial Free-of-Charge Allocation of Parcels in Organized Industrial Zones, applicants must commit to the following minimum employment:
| Parcel size | Minimum employment |
|---|---|
| Up to 5,000 m² | 10 people |
| 5,000 – 10,000 m² | 20 people |
| 10,000 – 20,000 m² | 30 people |
| Over 20,000 m² | 50 people |
Floor area ratio (FAR: 0.60)
According to the notes of the Local Zoning Plan approved on 04.04.2001, the maximum floor area ratio for industrial facilities is 0.60. For example, a 5,000 m² parcel allows a minimum footprint of 1,250 m² and a maximum total floor area of 3,000 m².
